Don't remove a tree
without a licence
In the Garden Route and Western Cape, dozens of indigenous tree species are legally protected under the National Forests Act. Removing one without a DFFE licence is a criminal offence. We handle the full permit process.
Protected Tree Licences
Section 15 of the NFA prohibits cutting, damage, or removal of any DFFE-listed tree without a licence. Common protected species in George include Milkwood, Outeniqua Yellowwood, Cape Fig, White Stinkwood, Wild Peach, and Cape Holly.

Cutting or removing a protected tree without a DFFE licence is a criminal offence under Section 15 of the National Forests Act 84 of 1998. Penalties include fines and rehabilitation orders. Never instruct a contractor to clear a site without a signed licence in hand. We ensure you're fully permitted before any work begins.

Consent Use — Second Dwelling / Granny Flat
Adding a second dwelling unit or granny flat to a Single Residential erf requires consent use approval under the GIZS. This applies even where the structure already exists — regularisation is possible through the consent use process.

Departure — Building Line Relaxation
When a structure encroaches on a prescribed building line — front, side, or rear — a departure application is required. This is one of the most common compliance issues across the Garden Route, particularly with older properties and renovations.

Operating a business, guesthouse, or second dwelling without the required consent use approval is a contravention of the applicable Land Use Planning By-law. Garden Route Municipality actively enforces zoning contraventions and can issue compliance notices, cease-and-desist orders, and fines. Non-compliant properties also face complications at transfer — buyers' banks routinely flag zoning contraventions during bond assessment. We resolve these issues before they become crises.

Electrical COC (ECOC)
Confirms electrical installations comply with SANS 10142 and the OHS Act. Required for every property transfer — no exceptions. Must be less than two years old at date of transfer.
Electric Fence COC
Separate from the ECOC — required for any electric fence installed after October 2012, or where changes to an existing system have been made. Issued by an approved installer.
Gas Certificate of Conformity
Required for all fixed gas installations — stoves, geysers, built-in braais. High demand across the Garden Route due to load-shedding-driven gas conversions. Issued by LPGAS-registered installer.
Plumbing / Water Installation COC
Confirms water installation is compliant — no leaks, functioning meter, no stormwater entering sewer. Required by banks and conveyancers across the George area before transfer.
Beetle Clearance Certificate
Essential in Wilderness, Herold's Bay, Victoria Bay and across the Garden Route where wood-boring beetles are prevalent. Required by banks and buyers as a condition of sale in coastal areas.
Occupancy Certificate
Required after new construction or significant renovation. Confirms the structure is plan-compliant and safe for occupation. Issued by Garden Route Municipality Building Control.
